Project Brief
DAME Build recently completed an extensive home renovation project in Northcote, transforming a charming period property into a modern, functional living space. This comprehensive residential fitout involved multiple areas of the home, including a bathroom renovation, laundry renovation, and kitchen renovation, as well as significant upgrades to the bedrooms, lounge, and hallway.
Client Brief
Our clients sought to retain the character of their period home while modernising key living areas. They desired a blend of restored original features and contemporary design elements, creating a harmonious balance between old and new. The project aimed to improve functionality, increase natural light, and enhance the overall aesthetics of the property.
Design Stage
During the design stage, our team worked closely with the clients to develop a cohesive plan that respected the home's heritage while incorporating modern amenities. We focused on preserving original details such as ceiling roses and cornices in the front rooms, while proposing more contemporary finishes in the renovated spaces.
01 House Repair/Handyman Works
A significant portion of the project involved restoring and upgrading existing features. This included hard plaster works in the front two rooms, with repairs to all mouldings. We also replaced ceilings and walls in bedrooms 3 and 4, the lounge room, and hallway. The floors were sanded and polished with a dark aged finish, while all walls, ceilings, and woodwork received a fresh coat of paint. The kitchen bench was also carefully restored. These restoration works breathed new life into the property, enhancing its character while improving its structural integrity.
Window: To complete the home's new look, custom blinds were installed throughout, with care taken to remove old brackets and touch up paint where necessary.
Flooring and Structural Improvements: The project included extensive flooring work, with sanding and polishing of existing timber floors, replacement of damaged floorboards, and installation of new subfloor in the bathroom. Structural improvements were also made, such as the removal of a wall between bedrooms 3 and 4 to create a more open layout.
Electrical and Climate Control Upgrades: Significant electrical work was carried out throughout the home. This included the installation of 20 new double GPOs, addition of 24 downlights and 5 pendant lights, upgrading of switches (including dimmers), and installation of battery-operated smoke alarms. A major climate control upgrade involved the installation of a 12kW Mitsubishi Heavy Industry ducted reverse cycle air conditioning system, providing efficient heating and cooling throughout the home.
02 Bathroom Renovation
The Bathroom Renovation was a key focus of the project, resulting in a luxurious and modern space. We installed large-format tiles (600mm x 600mm) for floors and shower base, complemented by feature wall tiles using Japanese Impression Sky Mosaic. A custom vanity with Laminex green slate finish and dual over-mount sinks provides ample storage and style. The frameless shower screen with reeded glass adds a touch of elegance, while an in-wall toilet system creates a streamlined look. Comprehensive waterproofing and plumbing upgrades ensure longevity and functionality.
Fun fact: This was one of our most interesting bathrooms yet. It was in derelict condition with a fireplace and chimney concealed behind a wall where the toilet cistern was to be placed. This unexpected discovery required creative problem-solving and careful integration of the new design with the existing structure, adding a unique character to the renovated space.
03 Kitchen Renovation
The kitchen renovation included restoration and refinishing of the existing kitchen bench, creating a dedicated fridge nook with necessary structural support, and upgrades to electrical systems, including new power points and lighting. These improvements enhanced the kitchen's functionality and aesthetic appeal, making it a more inviting space for cooking and entertaining.
