Project Brief
DAME Build has recently completed a medical fit-out for Northcote Eyes, an optometry and retail clinic located in Northcote, Victoria. The scope of work included a reception and retail space, two consultation rooms, and a kitchen, all backed by extensive structural, electrical, and mechanical improvements.
Client Brief
Northcote Eyes envisioned a clinic experience that feels akin to stepping into a designer store that is distinctive, refined, and memorable. The client has also requested glass-topped drawers with custom fabric upholstery to be incorporated, allowing their items to be displayed elegantly and visible to passersby. These requests have then set the tone of the overall design direction.
Before
Design Stage
To achieve a minimal yet modern and luxurious space, the design process followed a clear and structured approach. DAME Build began by reviewing the contractor's shop drawings to ensure accuracy and consistency while preparing initial layout sketches, which were refined and presented to the client for approval.
Following this, the design development took place, incorporating 3D modelling and renderings to examine interior colour palettes, fixtures, and decorative lighting. This stage allowed the client to visualise the space before construction. Finally, precise construction documentation was prepared, detailing joinery plans, elevations, sections, and custom joinery details. This collaborative and phased approach enabled the client's vision to be translated into a cohesive, functional, and patient-centred clinic and shop design.
Structural Work
The exciting transformation kicked off with preparatory work. During the process, temporary hoardings were installed in accordance with building regulations to ensure the clinic remains secure while construction advances smoothly. The original tiled floors were removed, and the concrete subfloor was levelled. New partition walls were constructed to create the consultation rooms and a kitchen area. The walls were painted in Dulux Limed White, while the ceilings and doors were finished in Dulux Natural White for a crisp and calming backdrop.
Retail Zone
The reception and retail area was framed as the focal point of Northcote Eyes. Central to this space is a DAME Furniture Hilton Reception Desk, paired with a Marble hob and base. This desk is a standout feature of the project, featuring a multi-layered structure that adds depth and flow, while the marble details present a trace of luxury. Additionally, the custom LED backlit "NE" brand sign acts as a luminous marker of identity. At the same time, carefully layered lighting from Telbix Logik track kits highlights both the displays and the reception counter.
The retail zone was framed with custom cabinetry in Laminex Refined Walnut, paired with striking Calacatta Majore benchtops. To elevate functionality and presentation, the DAME Build team designed and installed wall-hung shelves with integrated LED lighting, as well as a mix of shelving and floor-standing table displays lined with fabric upholstery, carefully positioned to be visible from outside. Each display was crafted with precision, resulting in a cohesive and elegant merchandising system that showcases frames and accessories to their best advantage.
Consulting Rooms
The two consultation rooms were carefully designed to have the same consistent materials and tones, reinforcing the clinic's modern and professional atmosphere. Both rooms were equipped with bespoke joinery, benchtops, and splashbacks. Notable features in these rooms include cable cutouts in the optometrist desks, overhead cabinetry, and ergonomic chairs. The team also added Bella Vista sinks with Mica Chrome mixers to comply with medical standards while ensuring an aesthetically pleasing design.
Staff Kitchen
The kitchen is a compact yet efficiently built space for staff use, reflecting the visual language established throughout the clinic. It shares the same colour palette and detailing found in the retail area and consultation rooms, ensuring a smooth transition between public and private spaces. Despite its modest size, the layout is thoughtfully planned to accommodate all essential functions.
Other improvements
Flooring & Finishes - All materials and finishes were chosen for their style and functionality. Oakridge Hybrid Flooring in Antique Walnut anchored the interiors, while matte black hardware and Ezy Jamb flush door frames provided a refined, architectural contrast. Mirrors were strategically placed to enhance light and create a sense of depth throughout the clinic.
Lighting & Glazing - New large glass windows were installed to allow natural light and create a bright and welcoming interior. The lighting system consists of multiple layers, including track lighting, downlights, and dimmable controls, which effectively balance task efficiency with a warm ambience. Additionally, frosted decals have been applied to the full height of the shopfront glazing for privacy while still allowing natural light to filter through
Electrical & Plumbing - A total of 23 double general power outlets and 8 data points have been strategically integrated throughout the space to ensure that all clinical equipment operates smoothly. Additionally, the plumbing work includes integrated sinks and taps in the kitchen and consultation rooms designed to support infection control protocols. New pressure lines have also been routed into the roof cavity for a seamless finish.
Security System - The clinic is secured with Bosch 3000 Series alarm system and Swann AdvancedXtm cameras, enhanced by motion detectors and external sirens. This comprehensive security setup allows for real-time monitoring and swift responses to any suspicious activity, ensuring a safe environment.
Ventilation & Comfort - New air-conditioning vents were installed in the clinic to ensure even airflow and consistent temperature regulation across consultation rooms, the kitchen, and the retail zone. These upgrades, paired with acoustic insulation, enhanced both climate control and privacy, creating a quieter, more comfortable environment.
The Results
In just seven weeks, DAME Build created a professional, minimalist, and welcoming retail clinic. The environment exudes a sense of grounding, modernity, and a focus on patients. Northcote Eyes has set a standard for medical fitouts, confirming that medical retail spaces can be graceful, calm, and deeply human-centred.
